About the Building
A landmark residential community in the heart of Cronulla
Côte d'Azur — Strata Plan 50785 — was built by Walker Corporation on the site of the former Cronulla Workers' Club at North Cronulla beach. The development was completed in two stages: Stage 1 (18 lowrise units and 7 restaurants) was occupied from September 1995, and Stage 2 (the Tower with 77 units) was occupied from March 1996.
The building comprises approximately 95 residential units across three blocks, along with commercial tenancies. It sits directly adjacent to North Cronulla beach and offers convenient access to Cronulla train station, shops, and the broader Sutherland Shire.

Forms, guidelines, and everything you need to know
Before arranging any removalist booking, please follow the steps below to ensure a smooth, compliant move. Failure to provide advance notice may result in delays and inconvenience to other residents.
Contact the Building Manager at least 72 hours before your scheduled moving date. This applies to furniture deliveries as well as complete move-ins or move-outs.

Book the service lift with the Building Manager. Only the designated service lift may be used for removalists. Residential lifts must not be used for furniture or large items.
Removalist vehicles and residents' vehicles are not permitted on common property at any time. Arrange unloading from the street.
New occupants — whether owners or tenants — must submit an emergency contact details form to the Building Manager. For STRA/short-term rental guests, the STRA Guest Emergency Contact Form must be submitted 72 hours before check-in.
Electronic key programming requests must be submitted to the Building Manager. Complete the Security Key Program Request form before your move date to ensure access is ready.
All residents and occupiers require a programmed electronic key fob to access the building, garage, and common areas. Key programming requests must be submitted to the Building Manager. Lost or stolen keys must be reported immediately.

To obtain a new key fob or have an existing fob programmed for a new resident or occupier, download and complete the Security Key Program Request form and submit it to the Building Manager. A fee may apply — confirm with the Building Manager at the time of request.
Residents can request a keysafe to be installed at their unit for emergency or tradesperson access. Complete the Keysafe Request form and submit to the Building Manager. All keysafe installations are subject to committee approval.
Periodically, the owners corporation conducts a key audit to ensure all programmed fobs are accounted for. When notified of a key audit, complete the Key Audit form and return it to the Building Manager by the date specified.
If your URMET video intercom unit is not functioning correctly — including faulty display, no audio, or failed door-release — report it to the Building Manager using the Intercom Problem Report form. Do not attempt to repair or modify intercom equipment yourself.
Report any lost or stolen key fobs to the Building Manager immediately so the fob can be deactivated. This is important for the security of all residents. A replacement fob request and associated fee will apply.

The garage must remain closed and locked at all times — do not prop it open or allow tailgating. Sub-letting of car spaces is not permitted. Visitor spaces (7 spaces, B1) are for genuine visitors only and must not be used by residents or tenants.
All renovation work at Côte d'Azur requires prior written approval from the strata committee. This applies to any work that affects common property, the building's structure, or the external appearance — including flooring, bathrooms, kitchens, balconies, and any work requiring trades. Do not engage contractors before receiving written approval.
Before planning any works, download and read the full Renovation Guidelines document. This sets out what types of work require approval, noise restrictions, working hours, waste disposal requirements, lift protection obligations, and contractor obligations.
Complete the Renovation Application form with full details of the proposed works, including the scope of work, materials to be used, contractor details, timeline, and any required council approvals. Attach any relevant drawings or specifications.
Send the completed application and all supporting documents to the strata manager for committee review. Allow sufficient lead time before your intended start date — applications are reviewed at committee meetings held on the first Tuesday of every even month.

The committee will review the application and may request additional information or impose conditions. You will receive written notice of the outcome. Do not engage contractors or commence any work until you have received written approval.

Ensure contractors comply with the approved scope, working hours (typically Monday–Friday, 8:00 AM–5:00 PM), and noise restrictions. All waste must be removed from common property daily — do not leave materials in corridors, foyer, or the garage. Lift interiors must be protected during any deliveries.

Residents who wish to keep a pet at Côte d'Azur must apply for and receive written approval from the strata committee before bringing any animal onto the property. Pet-keeping is governed by Special By-law 103. Approval is not automatic — each application is assessed individually by the committee.
Before applying, read Special By-law 103 which sets out the conditions under which pets may be kept, including requirements around behaviour, common area conduct, and grounds for revocation of approval. The full consolidated by-laws are available in the Documents section.
Download and complete the Pet Application form. Provide full details of the animal — type, breed, age, size, and registration details where applicable. The form also requires you to acknowledge the conditions of approval.
Send the completed Pet Application form to the strata manager. Applications are reviewed by the committee at their next scheduled meeting (first Tuesday of every even month). You will be notified in writing of the outcome.

Do not bring your pet onto the property until written approval has been received from the committee. If your application is approved, the approval will include any specific conditions that must be adhered to.
Once approved, all conditions of By-law 103 must be observed at all times. Pets must be carried or on a lead in all common areas. Any nuisance, damage, or breach of conditions may result in the committee withdrawing approval. Pets are not permitted in the pool, spa, or BBQ areas.
Approval for one pet does not extend to additional animals. A separate application is required for each pet. If you move out and a new tenant occupies your unit, any pet approval does not transfer — the new occupier must submit their own application.

Common property belongs to all owners collectively and is managed on behalf of the owners corporation by the strata committee and building manager. The following guidance covers the key common property areas.
Car parking is allocated per unit. Visitor spaces (7 spaces in B1) are for genuine visitors only and must not be used by residents. The car wash is located in B1. The workshop shed (with hand tools, angle grinder, drill, and workbench) is located in B2. All residents must keep the garage doors closed and locked when not in active use.
The outdoor saltwater pool and heated spa are open from 06:00–23:00 daily. The internal spa and sauna, and fully equipped gymnasium, are located in the Amenities Building. A Pool / Amenities Access Agreement must be completed by all residents. The BBQ area is available for private booking — submit the BBQ & Resort Area Request form to the Building Manager.
Balustrade cleaning: Stainless steel balustrades require specialist cleaning products. See the Balustrade Cleaning Procedure PDF before attempting to clean balustrades to avoid permanent damage.
Two Tower lifts and one Lowrise lift are maintained by ThyssenKrupp under a 24-hour breakdown service agreement. In the event of a lift breakdown, contact ThyssenKrupp directly (see the Contact page for the number). Do not attempt to force lift doors.
Quarterly levies are due on March 1, June 1, September 1, and December 1. A 10% discount applies when payment is received before the due date. Pay by direct deposit — account details are shown on the Forms tab. The owners corporation ABN is 44 494 936 251.
All renovations affecting common property or the building's fabric require committee approval before work commences. Download the Renovation Guidelines (2023) and Renovation Application form from the Forms tab. Submit the completed application to the strata manager before engaging contractors.
Building insurance is held by the owners corporation. The current policy documents are available in the Documents section. For insurance claims relating to the building fabric or common property, contact the strata manager.
When the evacuation alarm sounds, never use the lifts. Leave via the nearest fire stairs immediately.
Leave when the continuous evacuation alarm tone sounds. Close (do not lock) doors behind you as you exit.
All residents must assemble in the McDonald Street cul-de-sac — the designated assembly point for all blocks.
Assist elderly or mobility-impaired neighbours as you evacuate. Alert them if they may not have heard the alarm.
Do not re-enter the building until a Fire Officer gives the all-clear. Even if the alarm stops, wait for official clearance.
If you are elderly, mobility-impaired, or require assistance during an evacuation, please register with the building's cleaner so your name can be added to the Fire Brigade assistance list. This ensures fire officers know to check your unit during an emergency.
The building's Annual Fire Safety Statement (AFSS) certifies that all essential fire safety measures have been inspected and are operational. The current AFSS is available in the Documents section.
Download AFSS 2024The building participates in Sutherland Shire Council's recycling and waste programs. Bins are located in the basement. Please use the correct bins for general waste, recycling, and organic waste. Do not leave items in corridors or common areas — contact the Building Manager if bulky waste disposal is required.
